Dubai's residential market runs on handover. Off-plan apartments arrive as white boxes, villa communities are delivered to a developer standard that most owners immediately want to improve, and a large share of owners are not resident in the country when the keys are issued. The result is an enormous amount of work that sits between purchase and a home you can actually use.

Método delivers that work as a single accountable package — interior architecture, MEP alterations, joinery manufactured in our own workshops, stone, lighting, decoration and furnishing — under the same operating method we use on hotels and civic buildings across the UAE.

That commercial base matters here. Approvals, developer NOCs, community rules, service-lift bookings, summer working restrictions and the logistics of getting stone and joinery into a tower are ordinary parts of our week, not obstacles discovered halfway through your project.

Developer NOCs and community rules
Most communities and towers require a no-objection certificate, approved drawings, contractor registration and insurance before work can start. We prepare and hold those submissions.
Handover condition varies widely
White box, semi-fitted and fully fitted mean different things to different developers. We survey against the actual handover documentation before pricing anything.
Climate-driven specification
Cooling loads, humidity, UV on terrace finishes and water quality all change what should be specified. Selections that work in Europe do not always survive here.
Owners are often overseas
Selections are approved remotely by drawing and sample, and progress is reported weekly with photography.

Dubai — common questions

Do I need approval to fit out my own apartment in Dubai?
In almost all cases, yes. The building or community management requires approved drawings, a registered contractor, insurance and a no-objection certificate before work can begin. Método prepares and submits that documentation as part of the scope.
Can you manage a Dubai project if I live abroad?
Yes. A significant share of the work we do here is for owners based elsewhere. Selections are approved digitally, progress is reported weekly, and we can attend developer handover on your behalf.
Do you work across Dubai's main communities?
We deliver across the emirate — Downtown, Palm Jumeirah, Dubai Hills, Emirates Hills, Jumeirah, Business Bay, Dubai Marina and the newer villa communities.
