What a luxury interior fit-out contractor is responsible for
A luxury interior fit-out contractor turns an approved design intent into a coordinated, buildable and installable project.
The responsibility is not limited to finishes. It includes controlling the interfaces between design development, building services, manufacturing, specialist packages, procurement, logistics, installation, testing and handover.
For the client, the value is a clear line of responsibility. The project still involves many specialists, but the client does not have to manage every interface separately.
Design development
The contractor develops the technical information needed to manufacture and install the work while protecting the approved design intent. That includes shop drawings, production drawings, samples, mock ups and coordinated approvals.
MEP and specialist coordination
Ceilings, joinery, lighting, fire systems, acoustics, stone, metalwork, glazing and building services cannot be resolved independently. The contractor holds the interfaces until the work is coordinated and buildable.
Manufacturing and procurement
Materials and specialist products must be specified, sampled, manufactured, and procured against the programme. Long lead items, substitutions and quality controls need to be visible before they become site problems.
Installation and handover
Delivery is complete only when the work is installed, tested, commissioned, documented and handed over. Snagging, closeout information and responsibility for corrections remain part of the delivery structure.
