A Dubai apartment handed over as a white box needs flooring, a kitchen, wardrobes and joinery, bathroom finishes and sanitaryware, lighting and electrical alterations, decoration, window treatments and furniture before it can be lived in or let. That is a construction project, and it happens inside an occupied tower.
Método delivers it as a defined package: survey against the handover documentation, an agreed specification tuned to how the apartment will be used, building approvals and NOC, manufacture, installation within the building's permitted hours, then furnishing and a snag-free handover.

White box: what is actually missing
Usually the kitchen, wardrobes, floor finishes, feature and task lighting, window treatments and often the final electrical distribution. Some developers also leave water heaters, air-conditioning grilles and bathroom fittings incomplete. We check the handover schedule rather than assume.
Working inside an occupied tower
Approved drawings, registered contractor, insurance, permitted hours, booked service lifts, protected corridors and controlled waste removal. Handled by us as part of the scope.
Specification by intent
An apartment for personal use, one for long-term rental, and one being prepared for resale should not be specified the same way. Durability, cost and lead time are balanced against the outcome you actually want.

- What is the difference between shell and core, white box and fitted?
- Shell and core is a bare envelope with capped services. White box adds partitions, plastered walls and basic services distribution but no kitchen, joinery, floor finishes or lighting. Fitted means the developer has installed the kitchen, floors and bathrooms to their own standard.
- How long does an apartment fit-out take in Dubai?
- Eight to sixteen weeks on site for a typical two- to three-bedroom apartment, plus specification and approvals beforehand. Joinery and stone lead times usually set the critical path.
- Can you fit out several apartments in the same building?
- Yes, and it is the most efficient way to work — one specification, one mobilisation, one approval process across the units.
