Jeddah's residential character is more open and more coastal than Riyadh's: sea-facing living, terraces used for a longer part of the year, and a lighter material palette. It also punishes bad specification. Salt-laden humidity attacks metals, coatings, hardware and external timber far faster than inland conditions do.
Our approach is to resolve the technical exposure and the design at the same time — corrosion-resistant fixings and hardware, glazing and shading assessed properly, external finishes selected for the environment they will actually sit in — then manufacture and install to the same standard as our hospitality work.
Renovation is a large part of this market. Many substantial Jeddah homes are structurally sound but running failing services and dated interiors, which is a coordination problem before it is a design one.
