Jeddah's residential character is more open and more coastal than Riyadh's: sea-facing living, terraces used for a longer part of the year, and a lighter material palette. It also punishes bad specification. Salt-laden humidity attacks metals, coatings, hardware and external timber far faster than inland conditions do.
Our approach is to resolve the technical exposure and the design at the same time. Corrosion-resistant fixings and hardware, glazing and shading assessed properly, external finishes selected for the environment they will actually sit in, then manufacture and install to the same standard as our hospitality work.
Renovation is a large part of this market. Many substantial Jeddah homes are structurally sound but running failing services and dated interiors, which is a coordination problem before it is a design one.
