What usually needs replacing after ten years

Air-conditioning plant and controls, water heaters, external paint and coatings, terrace waterproofing, kitchen appliances and carcasses, shower waterproofing and grout, sun-damaged glazing seals, and lighting that predates good LED control.

Structural and layout change

Opening up kitchen and living areas, reworking the master suite, converting maid's or store rooms, and adding shading or covered external rooms — all subject to community and authority approval, which we prepare.

Living in the house during works

How long does a luxury villa renovation take in Dubai?
A substantial whole-villa renovation typically runs six to twelve months on site, plus two to four months of survey, design and approvals beforehand. Partial renovations — kitchen, bathrooms and joinery only — can be delivered in eight to sixteen weeks.
Is renovating better value than buying finished?
Often, in established communities where the plot and location cannot be replicated. The decision should be made against a proper scope and cost, which is exactly what the define and freeze stages produce.
Do you need community approval to renovate?
Yes for most works, and always for anything structural or external. We prepare the drawings and submissions as part of the scope.
