Dubai penthouses combine ambition with constraint. Owners want double-height volumes, feature stone, sculptural stairs and terraces that work in the heat; the building offers fixed risers, a shared plant strategy, a service lift with dimensions, and a management team protecting several hundred other residents.
We plan both at once. The survey, structural review, services capacity check and logistics strategy sit alongside the interior architecture from day one, so the frozen design is one that can be manufactured, transported, lifted and installed.
The making is the same discipline as our hotel work: book-matched stone, sequenced veneers, metal detailing, integrated lighting, and acoustic and cooling performance that suits a top-floor residence exposed to the sun on every side.

Design that survives the service lift
Every joinery module, stone slab and furniture piece is checked against the access route before manufacture. Where something cannot be brought in whole, it is engineered as a jointed assembly with the joint designed rather than improvised.
Terraces in a Gulf climate
Shading, cooling, wind, water and UV determine whether a penthouse terrace is used all year or six weeks a year. It is an engineering question as much as a design one.
Working with building management
Permits, approved method statements, protection of common areas, restricted hours and resident notification are managed as part of the programme.
