Renovated prime London reception room with retained cornice and new joinery

Private residences · United Kingdom

Private residences in London.

Almost nothing here is new. Everything is inherited.

London residential work is renovation work. Prime stock is period, converted, listed or sitting inside a managed mansion block, and the interesting problems are structural, mechanical and procedural rather than decorative. Party wall procedures, planning and conservation consent, freeholder approval, restricted access and neighbours all shape the programme before a single finish is chosen.

Método works the way a specialist main contractor works on a commercial job: survey and investigate first, resolve design and services together, freeze the scope and the cost, manufacture off site, then install to a sequenced programme with the finish protected.

Joinery, stone and metalwork are produced in our own workshops and delivered to site as finished components — a significant advantage in a city where site space is scarce and every delivery has to be timed.

Delivering in London

Consents before construction
Planning, conservation and listed building consent, party wall awards and freeholder licence to alter routinely dictate the programme.
Mansion blocks and managing agents
Working hours, lift use, protection, insurance and out-of-hours restrictions are set by the block, not by the contractor.
Services renewal is usually the real project
Rewiring, plumbing renewal, heating and cooling, ventilation and acoustic upgrade generally cost more than the visible finishes.
Access and logistics
Narrow stairs, no lay-down space and delivery restrictions make off-site manufacture and module planning essential.

Questions

London — common questions

Do you work on listed buildings?
Yes, alongside the heritage consultants and architects responsible for consent. Our scope is the coordinated delivery: careful strip-out, repair, new services and new joinery installed without damaging what has to be retained.
Which parts of London do you cover?
Prime central and west London primarily — Kensington, Chelsea, Knightsbridge, Belgravia, Mayfair, St John's Wood and Hampstead — along with the wider capital where a project suits our scope.
Can you deliver design as well as construction?
Yes, or we can take an existing designer's scheme and develop it into buildable information. Both routes are common in our commercial work.
