A villa is the most demanding thing most people will ever build. It behaves like a small hotel and is usually procured like a domestic job.
A villa carries almost every discipline a commercial project does — structure and openings, mechanical and electrical services, water treatment, lighting control, pools and landscape, stone, joinery, glazing and furniture — but with none of the contractual machinery that keeps a commercial project honest. Owners are frequently asked to hold twenty separate relationships and to resolve, personally, every gap between them.
Método takes that coordination away. We hold the design development, the engineering coordination, the manufacture of the joinery and stone, the procurement of everything bought in, the site programme and the final furnishing under one contract, with one team accountable for the finished result.
Whether the villa is a new handover from a developer, a plot being built out, or a home that has been lived in for a decade and now needs reworking, the structure is the same: understand the property, freeze the design and the cost, make what has been approved, install it in a controlled sequence, and hand over a house that is genuinely finished.

- Selection, slab approval, dry-layout, cutting and installation of stone, timber flooring, plaster and specialist finishes.

- Kitchens, wardrobes, doors, panelling, staircases, media units and furniture manufactured in our own workshops.

- Where the indoor/outdoor relationship carries the house, external finishes and lighting are treated as part of the interior.
- Furniture, FF&E & styling
- Loose furniture, lighting, curtains, rugs, art coordination, installation and final styling before handover.

Questions
Villas & Private Homes — common questions
- Can Método work with my own architect or interior designer?
- Yes. A large part of our commercial work is delivering someone else's design intent. We can take an existing concept and develop it into buildable information, or provide the interior architecture ourselves where there is no design team appointed.
- How long does a full villa fit-out take?
- For a substantial villa, design development and specification typically take two to four months, manufacture six to twelve weeks depending on the joinery and stone, and site delivery three to six months. Renovation of an occupied home is usually phased differently.
- Do you handle authority approvals?
- We coordinate the technical submissions our scope requires and work alongside the consultants responsible for statutory approvals in each market.
