A handed-over villa is a structure with finishes. It is not yet a home.
Dubai villa handovers are generous in space and conservative in specification. Standard floors, standard kitchens, minimal joinery, basic lighting and services designed to a developer's cost plan rather than to how a family will live. Most owners want to change all of it, which means a genuine construction project inside a community with rules.
Método delivers that as one contract. We survey the villa against the handover documentation, develop the interior architecture, coordinate the electrical, lighting, plumbing and cooling changes, manufacture the joinery and stone in our own workshops, run the site programme, then furnish and hand the house over complete.
The community-side work — NOC applications, approved drawings, contractor registration, insurance, working hours and waste routes — is part of our scope, because it is a normal part of building in this city.

What a Dubai villa fit-out usually involves
Removing developer-standard floors and joinery, reworking the kitchen and utility layout, upgrading lighting and controls throughout, adding wardrobes and storage, improving the master suite and bathrooms, and resolving the terrace and pool relationship so the outside of the house is genuinely usable for more of the year.
Where villa projects go wrong here
Almost always at the interfaces: cooling and lighting changes decided after ceilings are closed, stone ordered before the layout is set, joinery measured from drawings rather than the built condition, and furniture ordered against a date the site was never going to hit. Holding all of it under one programme removes those failures.

- What does it cost to fit out a villa in Dubai?
- Cost is driven by area, the joinery and stone content, and how much of the MEP is being altered. A defined completion-level fit-out sits far below a full bespoke scheme with reconfigured layouts, feature stone and imported furniture. We give a considered budget range after a survey and a scope conversation rather than a headline figure that means nothing.
- How long does a villa fit-out take in Dubai?
- Typically two to four months for design and specification, six to twelve weeks for manufacture, and three to six months on site, with overlap. Community approvals should be allowed for at the start rather than assumed.
- Do you provide the design as well?
- Yes, or we can deliver an existing designer's scheme. Both are routine.
- Do you handle furniture as well as construction?
- Yes. Furniture, lighting, window treatments and styling are part of the same contract and the same programme, so the house is finished on one date rather than three.
