Existing buildings hide things. We survey services, ceilings and structure before committing to a price, so the risk is described rather than discovered.
The occupier's week is the constraint
The programme is built around the business calendar: trading peaks, board meetings, audits and month ends. Those dates are fixed points, not preferences.
Reinstate as you go
Each phase is completed, cleaned and handed back before the next opens, so the business is never living inside three unfinished zones at once.
