How is a commercial interior different from an office or retail fit-out?

The difference is the number of parties with a claim on the space. Commercial interiors usually serve a landlord, several tenants and the public at the same time, so responsibility boundaries and phasing matter more than the finishes.

Can you deliver while the building is open?

Yes. Phased delivery inside a trading or occupied asset is planned with the operator: zone boundaries, hoarding, protected public routes, out-of-hours works and services isolations agreed before mobilisation.

Do you take the MEP scope as well as the interior?

Where it is in scope, yes. Holding the interior and the services together is usually what removes the coordination gap that causes late change on commercial projects.

Where should I go if my project is specifically an office, a shop or a hotel?

Use the route that owns it. Offices are covered under office fit-out, hotels and resorts under hospitality, and specialist manufactured packages under specialist packages. This route is for commercial environments broader than those.

A lobby is the only part of a commercial building that every tenant, visitor and prospective occupier passes through. It is also the hardest place to work, because it cannot close.

Showrooms

A showroom is a lighting project with an interior around it. Everything else, from the floor build-up to the ceiling service layout, exists to make the product read correctly.

Sales galleries

A sales gallery has one job: make a buyer believe the finished building. Every material shortcut inside it is an argument at handover two years later.

Business lounges

A lounge is a hospitality environment with a commercial operating model. It has to feel calm while handling peaks, serve food and drink, hold privacy for people working, and survive continuous use.

Landlord amenities

Amenity space is a letting instrument. It is measured by whether it moves a tenant's decision and whether the building can run it without cost surprises.

Live building refurbishment

In an operating asset the construction sequence is the easy part. Public safety, tenant obligations, trading hours and the reputation of the building all constrain when work can happen.
