Most office layouts are approved before anyone checks whether the building can cool, ventilate and power them at the proposed density. The correction arrives later, as a change to the design or a change to the date.

We assess the existing capacity first, then design and install the modifications, coordinate the interfaces and commission the result.

Capacity checked before the layout is approved

We run the density check first. It is a short exercise that prevents the most expensive late change in office fit-out.

Commissioning planned from the start

Commissioning duration and witness dates sit in the programme from day one, because a system that is installed but not commissioned is not a handover.

Coordinated with the ceiling, not after it

Terminals, detectors, sprinklers and lighting are coordinated on one ceiling plan before the ceiling is manufactured.
