CAT B is where an occupier's operational requirements meet a building that was designed before anyone knew who would occupy it. Almost every difficulty in a CAT B programme comes from that gap.
We take the workplace brief, test it against the floorplate and the base services, then deliver the layout, the construction, the services modification, the joinery, the furniture and the move-in.

Control
Where the risk actually sits.
Test fit before commitment
Headcount, meeting demand and growth are tested against the floorplate before the design is committed, because a layout that only just fits on day one will not fit on day two hundred.
Services capacity checked early
Cooling and power capacity are checked against the proposed density before the layout is approved. Discovering a shortfall after approval is the most common cause of a CAT B delay.
One team through to move-in
Construction, joinery, furniture and commissioning sit under one programme, so the office is usable on the date rather than complete but unoccupied.
