Landlord works

CAT A delivered so the floor lets, and lets quickly.

CAT A is a letting product. It has to present well on a viewing, satisfy the building's services strategy and give an incoming tenant a clean, documented base to design against.

We deliver CAT A works as a defined landlord package, with the record information a leasing team can hand to a tenant's designer without qualification.

Control

Where the risk actually sits.

The letting date runs the programme

CAT A exists to make a floor lettable. The sequence is planned backwards from the viewing and letting dates, not forwards from site possession.

A clean boundary for CAT B

We define, in writing and on drawings, what a tenant inherits and what they must provide, so the CAT B negotiation is not held over an ambiguity.

Capacity stated, not implied

Cooling, power and ventilation capacity per floor is recorded and handed over, because that is the first question every tenant's designer asks.

Before pricing

What we need to see.

Send what exists today. We will tell you what is still required rather than price around the gaps.

  • Building and floor area schedule
  • Base build services information and existing capacity
  • Landlord specification or letting standard
  • Target letting or viewing dates
  • Access and working hour restrictions
  • Whether common areas are included
