Amenity and shared facilities
Amenity space that earns its floor area.
Amenity space is a letting instrument. It is measured by whether it moves a tenant's decision and whether the building can run it without cost surprises.
We deliver amenity floors and shared facilities with the operational requirements resolved: servicing, cleaning, access control, maintenance and the services capacity they consume.

Control
Where the risk actually sits.
Designed with the operating cost in view
Every amenity carries a running cost. Ventilation, cleaning and maintenance implications are set out with the design so the landlord can decide with the full picture.
Isolation before installation
Gyms and event spaces sit above or beside tenanted floors. Acoustic and vibration isolation is designed at the outset rather than corrected after a complaint.
Wet areas detailed properly
Showers and changing facilities are where amenity spaces fail. Waterproofing, falls and drainage are resolved on drawings and inspected before covering.
