London penthouses offer the most design freedom in the city and the least practical room to deliver it. Access is through a single lift, terraces are governed by planning and by the building's structure, plant space is contested, and every delivery competes with residents.
We resolve access, structure and services alongside the design so the scheme that is frozen is the scheme that can be installed. Joinery is engineered as modules that fit the lift; stone is sized against the route; plant changes are agreed with the building's engineers before they are drawn.
The finish standard is the same as our hospitality work: sequenced veneers, book-matched stone, precise metalwork, integrated lighting, and acoustic and climate performance appropriate to a fully glazed top floor.

Terraces and planning
Terrace alterations, pergolas, planting and external lighting are frequently subject to planning and freeholder consent, and to structural loading limits. These are checked before design commits to them.
Glazing, heat and acoustics
Fully glazed top floors overheat, glare and transmit noise. Shading, glass specification, cooling and acoustic treatment are designed as one package.
Getting materials to the top floor
Lift dimensions and weight limits, out-of-hours crane or hoist use where permitted, and modules engineered to fit — planned before manufacture, never after.

Impact sound, service noise and working hours are managed to keep the building, and its managing agent, on side.
