Constrained buildings

Listed fabric, tight risers, single service lifts and restricted delivery windows are planned into the installation method before the first floor is taken.

Trading through the works

Guest routes, hoarding, dust and noise control, out-of-hours working and floor-by-floor handback are agreed with the operations team and held to.

Off-site manufacture

Producing joinery and furniture off site keeps wet trades and noise out of the building and shortens the time a floor is out of service.

Compliance evidenced

Fire performance, acoustic separation and accessibility requirements are documented with the finish, not asserted at handover.

A London refurbishment is a logistics problem before it is an interiors problem. We plan around service lift availability, kerbside access, delivery curfews and the revenue calendar.

Rooms are prototyped, then rolled out in blocks sized to the number of keys the hotel can release, with a fixed handback date per block.

FF&E

Hotel FF&E procurement for UK properties

We review the specification, compare it against budget, produce prototypes for approval and manufacture the bespoke content in our own workshops.

Lighting, rugs, window treatments, artwork and accessories are procured against the approved specification, consolidated and delivered into the installation sequence rather than into storage.
