Refurbishment and repositioning
Refurbish the hotel without losing control of the operation.
A refurbishment is judged by two things: what the guest sees when it reopens, and what the hotel lost while the work was going on. Both are programme decisions taken long before the first room closes.
We plan refurbishment around the operation: how many keys can be released at once, which risers can be touched, when the public areas can close and what has to be manufactured in advance so a closed floor is never waiting on a delivery.

Control
How the scope is held together.
Surveys before assumptions
Existing risers, service routes and structural conditions are surveyed and recorded before the scope is fixed. Refurbishment cost usually moves because of what was behind the wall, not what was drawn on it.
Manufacture ahead of the closure
Joinery, casegoods and stone are produced and inspected before a floor is taken out of service, so the closed period is installation only.
Revenue protected in the plan
The number of keys out of service at any point is a commercial decision. We build the programme around the number the owner and operator agree, not the number that suits the site.
