Start with the revenue plan
Decide with the operator how many keys can be out of service at a time and in which seasons. Everything else, including the manufacturing schedule, follows from that number.
Separate the works from the guest
Protected routes, dedicated lifts, hoarding, agreed working hours and controlled deliveries are not overheads. They are the reason the hotel can keep selling rooms next to a construction site.
Survey before you commit
Existing risers, services and structure decide what is possible. Surveys before scope freeze convert unknown risk into a priced allowance.
Manufacture before you close the floor
A closed floor should be an installation period only. Joinery, casegoods and stone should be made, inspected and staged before the keys come out of service.
