Protecting operator standards during value engineering

Value engineering fails when a substitution is made quietly. It works when every change is named, tested and approved by the party whose standard it touches.

Name what is changing

A saving described only as a percentage is not a decision. Each change should state the original item, the proposed item, the cost difference and the visible or performance difference.

Test against the standard, not the render

Operator standards usually specify performance: fire rating, cleanability, acoustic performance, wear cycles. A cheaper item that meets the standard is a saving. One that does not is a future replacement.

Protect the guest touch points

Savings taken on surfaces a guest touches, such as door furniture, desk edges, taps and bathroom stone, are recovered in complaints and early refurbishment.

Record the approval

Every accepted change should carry a signature from the designer, the owner and, where the standard requires it, the operator. This is what prevents a dispute at handover.
