Who coordinates the services above the ceiling?

The services contractor designs and installs them; we coordinate the ceiling against that layout and record every penetration on the shop drawings before manufacture. Where a clash cannot be resolved we raise it rather than absorb it.

Can a decorative ceiling be installed while services are incomplete?

It should not be. We inspect and sign the void as complete before closing it, because reopening a finished decorative ceiling costs far more than waiting.

What do you need before you can price the package?

The current drawings or model, the specification, the programme dates and a clear statement of the interfaces. If any of that is missing we will say what we have assumed rather than price around it.

A decorative ceiling is the most crowded plane in any building. Structure, ductwork, sprinklers, detection, lighting, speakers and access all have to pass through a surface whose whole purpose is to look uninterrupted.

One coordinated reflected ceiling plan

We work to a single coordinated ceiling plan agreed by the design team and the services contractor. Two versions of that drawing is the usual cause of a ceiling being taken back down.

Access designed in, not cut in

Every maintenance access point is designed as part of the ceiling geometry, so nothing has to be cut into a finished surface later.

Support engineered for the load

The support system is engineered for the panel weight, the services hanging near it and the deflection of the soffit above.
