Write the interface matrix first

Base build, landlord, tenant and operator all hold parts of the same wall. A responsibility matrix agreed before mobilisation is the cheapest document on the project.

Shared services need a single owner

Fire, ventilation, security and metering cross uses. Commissioning them per package produces systems that pass individually and fail together.

Sequence to the base build, honestly

Interior programmes tied to optimistic shell dates simply move later. Tie your dates to the base build milestones that actually release you, and report against them.

  • Power on and permanent supplies
  • Watertight and screed complete
  • Lift availability for material movement
  • Fire systems live for commissioning
