Hospitality-grade finish
Reception, boardrooms, client suites and executive floors are built to the same standard of finish we apply to hotels. Veneer, stone, metalwork, acoustics and lighting are coordinated with the services behind them.
MEP inside the same programme
HVAC, power, data, lighting controls, AV, fire and access systems are coordinated with partitions, ceilings and joinery before the design is frozen, then tested and commissioned through the same delivery structure.
Dubai approvals treated as programme inputs
Landlord requirements, building NOCs, the relevant Dubai authority and Civil Defence requirements are identified before mobilisation. The route varies by location, so the submission programme is established against the actual building and scope.

What determines office fit-out cost in Dubai
There is no responsible single rate before the existing condition and scope are known. Floor area, shell or CAT A handover condition, MEP changes, approval route, programme, joinery, furniture and finish level all change the number. Método prices against a surveyed, coordinated scope so the client can see what is included, excluded and still undecided.

Programme
What determines the programme
A straightforward floor and a complex headquarters do not share a meaningful standard duration. The programme begins with survey, scope and authority route, then design freeze, procurement and manufacture, site works, testing and handover. Occupied projects require phasing, protected routes, noise and dust controls and clean handback.
